BLMT 110 - Building Maintenance Level 2

This course builds on topics covered in BLMT (Building Maintenance) 100 and introduces learners to home owner/tenant orientations and training, identifying Fire and Life Safety Systems, and the repair and maintenance of plumbing, roofing, flooring, as well as heating and ventilation systems. Learners will also perform administrative duties such as maintain records, complete forms and permit requests, and procure relevant materials.

Use Safe Work Practices
- Use and maintain personal safety equipment
- Use and maintain ladders, scaffolding, and platforms
- Identify lock-out procedures
Use and Maintain Tools
- Use and maintain hand tools
- Use measuring and testing devices
Describe Building Structure and Design
- Apply Federal, Provincial and local codes and by-laws
- Identify Fire and Life Safety Systems
Apply Public Relations Skills
- Conduct home owner and tenant orientation. Review of use of major household service units and appliances. Identify grounds services, septic tank and field, lockout procedures and fire safety.
Repair and Maintain Plumbing
- Identify plumbing materials
- Repair and maintain plumbing fixture components
- Implement replacement of piping and hot water tanks
- Identify and locate plumbing problems
- Assess need for a journeyperson and/or licensed contractor
Repair and Maintain Roofing
- Identify roofing materials
- Repair, maintain and replace gutters and downspouts
- Repair and replace flashings
- Repair and maintain shakes and shingles, and panel roofing systems
- Apply roof patching materials
- Repair and maintain venting systems
- Repair roof decks and sheathing
- Identify roofing and weatherproofing problems
- Assess need for a journeyperson and/or licensed contractor
Repair and Maintain Flooring
- Identify flooring materials
- Prepare substrate for flooring (lino, tile, carpet)
- Repair and replace ceramic tile
- Repair, maintain & replace underlay, carpets, rolled goods & tile
- Maintain hardwood flooring
- Identify and locate flooring problems
- Repair and lay vinyl flooring
- Assess the need for a journeyperson and/or licensed contractor
Repair and Maintain Heating and Ventilation Systems
- Identifying heating system materials
- Implement replacement of standard thermostats and baseboard heater thermostats
- Inspect and maintain chimneys
- Inspect and replace furnace belts, chains and filters
Perform Building Maintenance Administrative Duties
- Maintain records
- Complete forms and permits
- Procure materials



Learning Outcomes:
Upon completion of this course learners will be able to identify and describe building structures and design. Following safe work practices, learners will use and maintain tools introduced in BLMT 100, repair and maintain plumbing, roofing and flooring systems, as well as heating and ventilation systems. Learners will perform regular building maintenance administrative duties and apply their public relations skills.
